This makes my job really difficult, so how did I manage to let it? Not only let it, but let it with only one initial telephone call, one viewing with one company, within one week. This company taking the unit is one I knew were looking to move, and I knew they wanted space in this area, and knew they would want to view the property before I was even instructed to let the property.
So speak to a property agent who knows his market and can save you time and expense.

How long does it take you to earn your business £20,000?
I showed a person around an industrial unit I was marketing a while ago who didn’t have an agent acting for him. He liked the property and said “I will offer £230,000 but between you and me I will pay £250,000 to get it”.
My client would have accepted £230,000 but this person ended up paying £250,000.
My client was delighted with me for skillfully (!) negotiating another £20,000, but for the person buying the unit that was £20,000 lost in 5 seconds.
REMEMBER THAT AN AGENT SHOWING YOU AROUND A PROPERTY IS ACTING FOR HIS CLIENT, NOT FOR YOU.
So either be careful what you say when looking around a property or better still employ an agent to do the negotiating who can also kick you hard when you start making expensive comments!
