Johnny says “A number of factors are taken into account when negotiating terms on a property. It is not just about getting a rent free period or a saving on the rent. For example, even a simple floor measurement exercise of the property (to ensure the agreed floor area is correct in accordance with the latest Code of Measuring Practice) is essential, particularly as most rents are agreed on a rent per square foot basis. Also, trying it on with too cheeky an offer can upset the landlord and he/she may be unwilling to take you seriously even when an offer is increased!”
